How to Maintain Your Pavers in Florida: A Year-Round Guide

Pavers are built to last, but Florida is hard on every outdoor surface. Sun fades color, humidity and rain feed mold and algae, and summer storms wash sand out of the joints. The good news: paver maintenance is simple and cheap compared to the cost of the install, and a little routine care keeps them looking new for years. Here is the year-round guide.

The basics, all year

Rinse and sweep regularly. A quick sweep and hose-off keeps dirt, leaves, and organic debris from staining and from feeding mold. This is 90 percent of everyday care.

Pull weeds early. Weeds and grass sprout in joints that have lost sand. Pull them as soon as you see them, and note that missing joint sand is the real cause, which we cover below.

Treat spills quickly. Oil, grease, and rust stain pavers if left to sit. Blot and clean them early rather than letting them soak in.

Every 1 to 2 years: clean and seal

This is the single most important thing you can do for pavers in Florida. Our sun and humidity fade color and grow mold and algae, and sealer wears off over time. A proper clean and seal does several things at once:

• Deep cleans grime, mold, and algae
• Re-sands the joints to relock the surface
• Restores rich color
• Repels oil and water stains
• Makes routine cleaning far easier

In the Tampa climate, sealing typically needs refreshing every couple of years. Staying on that schedule protects the money you already spent on your pavers. Note that sealing over dirt is worse than not sealing, so the cleaning step matters as much as the sealer.

Watch the joint sand

The polymeric sand between your pavers is what locks the surface together and keeps weeds and ants out. Heavy Florida rain slowly washes it out, especially on slopes and driveways. When you see low or empty joints, it is time to re-sand, which usually happens as part of a clean and seal. Letting joints stay empty leads to shifting pavers and weeds.

Dealing with mold and algae

Shaded and north-facing areas grow green and black organic film in our humidity. A pressure wash and the right treatment clears it. If it keeps coming back fast, that is a sign the surface needs cleaning and resealing, since a good sealer slows regrowth.

• Summer: Rinse often, watch for mold in the humidity, and check joints after heavy storms.
